Water-Based Hardwood Floor Refinishing in Seattle & the Eastside

Water-based refinishing means sanding your hardwood back to clean wood and protecting it with a clear, low-odor water-based finish instead of an oil-based or Swedish finish. With water-based finish you can usually walk on the floor in socks the day after the final coat, and move furniture back 24 to 36 hours after the final coat. We still recommend planning to stay somewhere else while the work is underway.

How long until I can use my floors?

• Walking in socks: the next day after the final coat goes on.
• Furniture back in place: 24 to 36 hours after the final coat. Use felt pads and lift pieces rather than sliding them.
• Rugs: wait longer than furniture. The finish keeps hardening for a while after it feels dry, and a rug can trap it while it cures.

The total length of the job depends on the size of the area, the number of coats and whether boards need repairs first. We give you the schedule with your estimate.

Can I stay home during refinishing?

We recommend leaving the house while the floors are being sanded and finished. Sanding is loud, the rooms being worked on are off-limits, and each coat needs to dry without anyone walking on it. Even a low-odor finish is easier to live with when you’re not in the house, especially with kids or pets. Plan to stay with family, at a hotel or in a rental, and come back once the final coat has dried enough to walk on. We’ll tell you the dates when we schedule the job.

Why choose a water-based finish?

• Clear color that lasts. Water-based finishes stay clear instead of turning amber over time, so light woods like white oak and maple keep their natural color.
• Lower odor. Much less smell than oil-based or Swedish finishes, which matters if you’re coming back to the house within a day or two.
• Faster drying between coats. That keeps the schedule short.
• Durable. Professional-grade water-based finishes such as Bona and Pallmann hold up well in busy homes.

Some clients still prefer a Swedish finish for its look and hardness. It works well too, but it has a much stronger odor, so leaving the house during the work is essential. We’ll walk you through both and show samples on your own floor.

Is “dustless” sanding really dust-free?

No sanding is completely dust-free. What people call dustless sanding is dust-controlled sanding: sanders connected to vacuum systems that capture most of the dust as it’s made, plus masking off doorways, vents and cabinets. The result is a far cleaner job than open sanding, and much less cleanup for you afterward.

• Clean with a pH-neutral hardwood floor cleaner and a microfiber mop. Avoid steam mops and oil soaps.
• Put felt pads under furniture and mats at entry doors.
• When the floor starts looking dull in traffic areas, a screen-and-recoat can refresh the finish without full sanding.
